Real estate law
Real estate sales and refinancing, with Mentor
On this page
In short
Mentor helps the practice handle more sales and refinancings with the same team. It reads the documents, flags inconsistencies with their source and drafts the deed of sale or hypothec from the practice's own templates. The notary decides and signs.
What Mentor brings
More transactions, same team
Reading the documents and drafting are taken care of: the practice handles more files without depending on hiring.
Documents that match
An inconsistency between the promise to purchase, the titles and the documents is flagged before drafting, with its source.
Consistent files across the practice
Every deed follows the practice's templates, whoever on the team handles the file.
The notary decides
Mentor flags and suggests; the notary decides, with the source of every alert at hand.
Frequently asked questions
Does Mentor examine the titles instead of the notary?
No. Mentor reads the titles and summarizes what they show; the notary draws the conclusions and remains responsible for them.
Are refinancings covered?
Yes. Sales and refinancings are covered, through to drafting the deed of sale or the deed of hypothec.
Is the sale of a condominium unit supported?
Yes. The deed of sale follows the property: a divided co-ownership unit or a property held in full ownership.
Are adjustments and statements of receipts and disbursements prepared?
Yes. Mentor prepares them from the file's data; the practice checks them before signing.
Are the address and the assessment roll value checked?
Yes. The address is validated by Canada Post, and the property assessment roll value is added to the file with its source.
Can the practice use its own deeds?
Yes. The practice imports its Word templates; each deed is drafted from its template, or from Mentor's.
